MasterHost (“the Company,” “we,” “us,” or “our”) is a short-term rental and Airbnb property management company. We have operated since 2015 and provide property management services across Canada, the United States, and internationally.
By accessing masterhost.ca or engaging any of our services, you agree to be bound by these Terms and Conditions and our Privacy Policy.
1. Eligibility
You must be at least 18 years old to use our services. By using our website or engaging MasterHost, you confirm that you have the legal capacity to enter into these Terms.
2. Services
MasterHost provides short-term rental property management services. The specific scope of services included in any engagement is determined by the management plan selected and confirmed in your signed service agreement. Services may include:
- Airbnb listing creation and SEO optimization
- Booking management and calendar synchronization across platforms
- Guest communication and screening
- Price optimization
- Key exchange management
- Professional cleaning and laundry
- Property maintenance
- Concierge services
- Professional photography
- Short-term rental licensing support
- Insurance consulting
- Interior design consulting
3. Service Plans, Fees, and Invoicing
MasterHost offers three management plans:
- Basic (12%): Core listing and booking management services.
- Full (15%): Expanded services including guest communication and property management.
- Premium (18%): Comprehensive management including concierge, photography, and priority support.
Fees are calculated as a percentage of the booking revenue collected by the client through the applicable rental platform. Invoices are issued monthly based on revenue received. No onboarding fees or cancellation fees apply.
4. Service Agreements and Cancellation
All MasterHost engagements operate on a monthly basis. Either party may terminate the agreement by providing 30 days’ written notice. There are no fixed-term obligations and no cancellation penalties.
5. Acceptable Use
You agree not to:
- Use our website or services for any unlawful purpose.
- Interfere with or disrupt the functionality of our website or services.
- Attempt to gain unauthorized access to any systems or networks connected to our services.
6. SMS/MMS Messaging
By providing your mobile phone number through our website forms or service agreements, you consent to receive SMS messages from MasterHost. These may include inquiry responses, revenue estimate follow-ups, and property management updates related to your account. Consent to receive SMS is not a condition of using our services.
Message Frequency: Message frequency may vary depending on your inquiry or service activity.
Message and Data Rates: Standard message and data rates may apply.
Opt-Out: Reply STOP to unsubscribe at any time.
No Sharing for Marketing: We do not share your mobile number with third parties or affiliates for marketing purposes. We may share your number only with vendors who perform SMS delivery or support services under strict confidentiality.
7. Client Data and Property Access
To deliver services, MasterHost requires access to your rental platform accounts, booking data, calendar, and property information. This access is limited to what is necessary to manage your property and will not be used for any purpose beyond the scope of your service agreement. All personal data collected in connection with services is handled in accordance with our Privacy Policy.
8. Client Account Ownership and Payments
Clients retain full ownership of their rental platform accounts and property listings at all times. MasterHost does not acquire ownership of or control over your account credentials. Booking revenue is paid directly to clients by the applicable rental platform, subject to that platform’s standard payment terms.
9. Client Obligations
By engaging MasterHost’s services, you confirm and agree that:
- Your property complies with all applicable municipal, provincial or state, and federal regulations governing short-term rental activity, including any required licenses.
- Your property is covered by appropriate insurance for short-term rental use.
- Your property is fully furnished, equipped, and in habitable condition.
- You will comply with the terms of service of any rental platform on which your property is listed, including Airbnb, VRBO, Booking.com, and TripAdvisor.
- You will notify MasterHost promptly of any change to your property, occupancy restrictions, or regulatory status that may affect the delivery of services.
MasterHost is not responsible for costs, penalties, or consequences arising from your failure to obtain or maintain required licenses or to comply with applicable laws and platform rules.
10. Guest Damage and Platform Protections
MasterHost may assist with documentation and communication in the event of guest-caused property damage but does not hold security deposits and does not guarantee the outcome of any damage claim. Primary recourse for guest damage is through the applicable rental platform’s protection programs and the client’s own property insurance. MasterHost is not liable for damage caused by guests or for the resolution of any claim submitted to a rental platform.
11. Third-Party Platforms
MasterHost manages listings on third-party platforms, including Airbnb, VRBO, Booking.com, and TripAdvisor. These platforms operate under their own independent terms of service and policies. We are not liable for platform policy changes, account suspensions, listing removals, or payment delays imposed by those platforms.
12. Third-Party Links
Our website may contain links to third-party websites. We are not responsible for their content, policies, or practices.
13. No Revenue Guarantee
We do not guarantee any specific level of booking revenue, occupancy rate, or rental income. Actual results depend on market conditions, property characteristics, local regulations, platform policies, and other factors outside our control.
14. Independent Contractor Relationship
MasterHost provides services as an independent contractor. Nothing in these Terms creates an employment, partnership, joint venture, or agency relationship between MasterHost and the client. MasterHost retains discretion over the methods and means by which services are delivered, except as expressly set out in the signed service agreement.
15. Intellectual Property
All content on masterhost.ca, including text, images, logos, and service descriptions, is the property of MasterHost or its licensors and is protected under applicable copyright and intellectual property law. You may not reproduce, distribute, or create derivative works from site content without our express written permission.
16. Disclaimers
The masterhost.ca website and its content are provided on an “as is” basis. MasterHost makes no warranties, express or implied, regarding the accuracy or completeness of any content on this website. We reserve the right to modify or discontinue any part of our website or services at any time without notice.
17. Force Majeure
MasterHost is not liable for any delay or failure to perform its obligations where such delay or failure results from circumstances beyond its reasonable control, including natural disasters, acts of government or public authority, pandemics, rental platform outages or policy changes, labor disputes, or other events outside our reasonable control. MasterHost will notify the client as soon as reasonably practicable and will resume performance when circumstances permit.
18. Limitation of Liability
To the maximum extent permitted by applicable law, MasterHost and its directors, employees, and contractors are not liable for any indirect, incidental, or consequential damages arising from your use of our website or services, including loss of revenue, loss of bookings, or guest-caused property damage beyond applicable platform protections.
19. Indemnification
You agree to indemnify and hold harmless MasterHost and its directors, employees, and contractors from any claims, losses, liabilities, and costs (including reasonable legal fees) arising from your use of our services, your breach of these Terms, your non-compliance with applicable short-term rental regulations, or any damage or injury caused by you or your guests.
20. Dispute Resolution
In the event of a dispute arising under these Terms, the parties agree to attempt resolution through good faith negotiation before initiating any legal proceedings. Either party may initiate this process by providing written notice of the dispute to the other party.
21. Governing Law
These Terms are governed by the laws of the Province of British Columbia and the applicable federal laws of Canada. MasterHost operates in British Columbia, Ontario, and Alberta. Nothing in these Terms affects any mandatory rights you may have under the laws of the province in which your property is located. Any disputes not resolved through the process in Section 20 are subject to the jurisdiction of the courts of the relevant province.
22. Changes to These Terms
We may update these Terms and Conditions from time to time. Changes will be posted on this page with a revised “Last Updated” date. Continued use of our website or services after any update constitutes your acceptance of the revised Terms.
